2026 Assessment Rate Update

The annual rate for 2026 has been set at $700.00 per acre. This is a significant increase from the prior rate of $350.00 per acre, and the Trustees want to be direct about why it is necessary.

The Trust’s annual operating costs, which include snow plowing and sanding, road repairs, drainage maintenance, and administrative expenses, have consistently exceeded what the prior rate could sustain. Over the past several years, necessary maintenance was deferred, cash reserves were depleted, and the Trust’s financial position has deteriorated. Dues collected have been unable to adequately fund both routine operations and overdue capital projects.

Following the changes to the Board of Trustees in late 2025, the current Trustees have conducted a thorough review of the Trust’s finances and obligations. The revised rate reflects what is required to meet current operating expenses, address outstanding obligations, and begin rebuilding a responsible reserve for future road maintenance.

What the Trust Has Accomplished

Since the Board transition, the Trustees have taken a number of steps to restore the Trust’s operations and accountability:

  • Managed the extreme winter conditions and largest snowfall in over 10 years, which exceeded our financial resources.

  • Completed the resurfacing of Hidden Road, a long-overdue capital project identified in the 2025 budget.

  • Completed a comprehensive drainage maintenance program across all Trust roads in December 2025, clearing all street drains and catch basins.

  • Engaged a new Contractor as the Trust’s plowing and sanding contractor for the 2025–2026 winter season, improving responsiveness and coordination during winter weather events. 

  • Centralized Trust communications through a shared email address (info@westonroadstrust.com) and a dedicated phone line (901-206-5601) with voicemail transcription to ensure prompt response to beneficiary inquiries.

  • Updated the Trust website with a dedicated announcements section for ongoing transparency.

  • Restored the Board to five trustees in compliance with the Trust’s governing documents.

  • Initiated an annual budget and long term planning process that will be conveyed at the upcoming annual meeting.

Past Due Annual Dues

The Trustees are continuing to pursue collection of past due annual dues. If your balance remains outstanding, associated invoices are included in this package. Consistent with historical practice, liens may be pursued on properties where annual dues remain unpaid for an extended period. Annual Meeting

Annual Meeting

The Trustees will hold the annual beneficiary meeting on May 19, 2026 from 6-7PM at the Weston Golf Club in the Center Room*. The meeting will include a presentation of the 2026 budget, a review of completed and planned maintenance work, and an opportunity to address beneficiary questions. For those unable to attend in person, an online option will be provided although participants will be muted to allow for continuity of the meeting.
