The Weston Roads Trust is funded entirely by the annual dues paid by property owners within the Trust’s boundaries. These funds are used exclusively to maintain and preserve the private roads under the Trust’s care—including plowing, sanding, drainage, and roadway repairs.

Below is a breakdown of how dues are structured, how funds are managed, and how you can stay up to date with your responsibilities as a beneficiary.

  • Standard Rate (2025): $350 per acre

The dues structure is reviewed periodically and reflects the projected cost of maintenance and roadwork for the upcoming year. (See FAQ)

How to Pay Your Dues

There are two options to submit payment for your annual dues:

  1. Online Payment:

    As of 2026, all invoices will be sent via email with an accompanying link to pay your invoice online.

    If you have an outstanding balance and would like to pay your dues electronically, please fill out the form below.

  2. A physical mailing will always be sent to the property within the roads trust. You are also able to mail a check to:

Dues Timing & Invoicing

Dues are typically billed in the spring. This allows the Trust to account for the largest seasonal maintenance expenses before setting invoices for the year.

Construction Impact Fees

As of January 1, 2026 to help mitigate the impact of construction-related traffic on the roads, the Weston Roads Trust applies a construction impact fee equal to 0.25% of the permitted construction cost on all new residential projects within the Trust area.

This fee helps offset the wear and tear caused by heavy vehicles and equipment, and contributes directly to the ongoing maintenance and repair of the affected roads.

Property owners will receive a bill directly from the Trust and will have 30 days to remit payment for this amount. Late payments of Construction Impact Fees are subject to our Late Payment & Lien Policy.

Late Payments & Lien Policy

All invoices have 30 day payment terms. Failure to pay any invoice issued to your property within 30 days will result in your property being subject to a property lien.

Late payers will receive notices that they have failed to pay and their property is subject to a lien.

Property Updates & Ownership Changes

Property ownership is verified through the Town of Weston or the Registry of Deeds.

Under Massachusetts law (M.G.L. Chapter 183A, Section 6(d)), any sale OR refinance of a property within the Trust requires a 5D Certificate issued by the Weston Roads Trust. This certificate confirms whether all annual dues and assessments have been paid.

A property cannot be transferred without a valid 5D Certificate, and the Trust will not issue one until all outstanding balances are satisfied.

Failure to obtain a 5D Certificate prior to closing may delay or prevent the transfer of property. Furthermore, any unpaid balances will remain subject to a lien against the property becoming the responsibility of the new owner.

How Funds Are Used

The majority of annual expenses go toward:

  • Winter plowing, sanding, and salting

  • Pothole repairs

  • Road sweeping

  • Drainage maintenance

  • Minimal tree trimming for road safety

  • Line repainting and road signage

The Trust operates on a lean budget with minimal reserve funds, focusing its efforts on essential, high-impact maintenance.
